Timber floor renovation

Floor board replacement in a damaged pine timber floor

Often in older houses the timber floor requires repair as part of the floor sanding and polishing process. These floor repairs often involve floor board replacement and are a service which is also carried out by Budget Floor Sanding. This house in the Brisbane Suburb of East Brisbane had previously had a section of the pine wood flooring patched with a sheet of plywood. After removing the plywood and installing replacement timber floor boards in a staggered fashion to blend the new timber flooring with the older original Hoop Pine flooring, the floor was sanded back in preparation for staining.

Staining wooden floors

Stained Pine Timber Floors after Floor Board Replacement

Although the same Hoop Pine flooring is used, the new timber floor is much lighter in colour. As part of the floor coating process, the new timber flooring is then stained to blend it in with the original old timber flooring. A mixture of Feast Watson Prooftint stains are used in various ratios to achieve the best colour possible. Home owners often reluctantly resort to carpeting their damaged old timber floors as they are unaware that the damaged timber floors can often be repaired. Many old homes may have damaged portions of flooring that are capable of being repaired with floor board replacement and timber floor staining. If you are uncertain if your old wooden floors can be restored, email or call Budget Floor Sanding for an appraisal of your timber floors. You may be very surprised how fantastic your timber floors can look.

Lime washed Durian Wooden Stairs

Budget Floor Sanding Brisbane has in recent weeks been busy with timber stair sanding and polishing. At the “Ison Collection” development in Morningside where there are 14 separate homes with a total of 27 sets of timber stairs, requiring floor sanding and polishing. These were Durian timber stairs which the architect had specified to be coated in “Feast Watson Floor Liming White”. The Lime washed stairs were then completed with two coats of Loba Water Based Satin Finish. To comply with Building Safety Certification, the timber stairs were finished with a Non slip floor coating.

Sanding and coating 12 sets of stairs at a six unit townhouse complex at Cannon Hill required the same floor sanding process, but a different look was achieved. These stairs are the same Durian wood but were finished with three coats of Loba Water Based Satin finish. Once again they were coated with the Non slip timber floor finish. It can be seen in the two photos how the same timber stairs can be coated and finished to vary appearances with the application of different timber floor coating. Budget Floor Sanding Brisbane sand and polish timber floors, stairs and timber decks. Need a Professional Floor Sander, contact Budget Floor Sanding Brisbane for a free floor sanding quote.

Satin Timber Floor Finishes with Whittle Waxes

Floor Sanding and Finishing with Whittle Wax

Both Whittle wax and Treatex are Hardwax oils. Hardwaxes are highly effective timber floor coatings that consist of natural plant oils and waxes that have been used for the protection and enhancement of timber for centuries. Whittle wax and Treatex products in addition to enhancing the natural beauty of timber are also non-toxic, eco-friendly and are extremely durable.

This house in the Brisbane suburb of Highgate hill had hoop pine flooring which had been previously finished in a polyurethane coating. With a desire for a floor with a soft natural luster, the owners decided to use the Treatex Hard Wax oil. After the floor sanding, two coats of the hard wax oil are applied with the wooden floor receiving a light sand between coats.

When ever Budget Floor Sanding uses this product we are always impressed by the beautiful soft earthy luster that is achieved. While the coating is not as hard wearing as a polyurethane finish, the patina it achieves look fantastic. If you would prefer to finish off your floor sanding project with a coating other than polyurethane, Budget Floor Sanding Brisbane can offer non-toxic timber floor finishes and water based timber floor finishes as well. If you would like more information on the timber floor coating choices available to you, Budget Floor Sanding Brisbane is glad to supply all the data you need.

Low Sheen Timber Floor Finish

Budget Floor Sanding Brisbane was recently engaged to undertake the floor sanding and polishing of the timber floors of a historic old church. Once the restored timber floors have been completed, the old church will be used as a wedding chapel. The photos show the rustic old Queensland Hoop Pine flooring that had never been floor sanded before, and the restored timber floor after sanding and polishing with three coats in a polyurethane satin finish. The owners of the church wanted a hard wearing finish that had an older looking soft sheen appearance, so the satin polyurethane was chosen as it best fit these criteria. Satin timber floor finishes are the perfect floor coating for old timber floors as they do not tend to highlight imperfections that old wooden floors accumulate over time.

Budget Floor Sanding will return when the second building is ready to also have the wooden floors sanded and polished. If your old timber floor needs a floor renovation, contact Budget Floor Sanding Brisbane and we can assist you with any questions regarding restoring old timber floors.

Staining hardwood timber floors darker

The hardwood Jarrah timber floor sanded and ready for a Walnut stain to be applied to the wooden floor.

Floor sanding this Brisbane Morningside home, required the previously sanded and polished Jarrah hardwood timber flooring to be stripped back. The home had recently been purchased by an interstate family who disliked the red coloured Jarrah timber floor, preferring instead a dark Walnut colour which may be described as as a Hampton’s look.

A complete re sanding of the large areas of previously sanded and polished timber floors, was required before any staining could commence. In order to achieve this transformation, Budget Floor Sanding Brisbane stripped the timber floor of the original coating, by sanding the wooden floors with multiple grades of premium floor sanding sand paper. After the floor sanding stage, the wood floor was stained with a Feast Watson Prooftint Walnut Stain to alter the look of the wooden floor. Removing the underlying red timber colour is not an easy task to accomplish. The walnut stain must be very strong, and even then additional stain was applied to the polyurethane top coats to enhance the walnut stain and further remove the red Jarrah colour.

The timber floor was then finished by coating with a satin polyurethane floor finish. And then the Hampton’s transformation was complete, all by floor sanding and staining the timber floor darker.

If you are looking to change the look and feel of your home, floor sanding and staining wood floors is a cost effective way to dramatically achieve a new appearance.  To transform your timber floors, contact Brisbane’s professional floor sanders and polishers, Budget Floor Sanding for beautiful stained wooden floors.

Floor Sanded and Polished wooden floors with a Gloss Polyurethane timber floor finish

This Brisbane home in Balmoral has had a number of building updates and renovations over the years. For both of the two previous owners, Budget Floor Sanding Brisbane has been involved with the sanding and polishing of both the internal timber flooring and the exterior timber decks.

With extensions to the downstairs timber flooring, the entire downstairs area required floor sanding and polishing. Both the existing polished timber floors, together with the new extended wooden flooring were sanded and then finished with 3 coats of polyurethane gloss finish. Fortunately the new timber flooring colour, was a very good match to the existing wooden floor.

Re sanding the timber deck was also required, with the clients choosing to finish the wooden deck with 3 coats of a natural decking oil.
Budget Floor Sanding Brisbane can update your old timber floors and bring your new wooden floors to life. For all your floor sanding and polishing needs contact Budget Floor Sanding Brisbane for a free floor sanding Brisbane quote.

Floor Sanding and Polishing Balmoral

Sanded and Polished Hardwood Floors

Sanding and polishing old Queenslander timber floors is a common request for Budget Floor Sanding. Brisbane has many inner city suburbs on the southside, northside east and west, where numerous post war and Traditional timber homes with wooden floors exist. Renovating and restoring these timber homes often involves sanding and polishing the existing timber floors. More often than not, the traditional Queenslanders and workers cottages have hoop pine floors and the post war homes are more likely to have a mix of hardwood timber flooring or brushbox floors. Recently Budget Floor Sanding Brisbane re-sanded the floors in a 100 year old Queenslander in Balmoral. Originally this home had hoop pine floors damaged by timber borer. The wooden floors were completely replaced with a native hardwood floor as part of a major home renovation. After polishing the wooden floors some fifteen years ago, Budget Floor Sanding Brisbane returned to re-polish the timber floors with a water based timber floor coating, restoring them to their original condition. Customers always comment on what a transformation floor sanding and polishing has on their home. If you are contemplating renovating a old home and need your timber floors sanded and polished, contact Brisbane’s best floor sanding company with over 20 years experience for a free no obligation floor sanding quote.

Anti Slip Timber Stair Additive

Are your timber stairs safe? In 2014 the Australian Building Codes Board and State government Regulators introduced new regulations for slip resistance on timber stairs within the building Code of Australia. This now means that when sanding and coating timber stairs, the wooden treads must be finished with an Anti Slip additive into the coating, which will give the timber stair tread a R10 slip rating. This results in the timber stair tread ending up with a near matt sheen level and for this reason we now recommend that wooden stairs are finished in a satin finish so as to minimize the sheen difference between the treads and the rest of the stairs.

These regulations only apply to new builds and extensions or additions that require it to be certified. A re sand and polish of an existing timber staircase in Mr and Mrs Browns established home does not require the new regulations to be applied. If you are still concerned about the safety of your timber stairs and would like some more floor sanding and polishing information, contact Budget Floor Sanding Brisbane for google five star rated Brisbane floor sanders.

Hoop Pine Timber Floor Stained with Black Japan

Staining of timber floors has become a frequent line of inquiry here at Budget Floor Sanding Brisbane. Principally the floor stain colours that clients are interested in, are black stains and dark chocolate brown stains. In old queenslanders not everyone desires the honey colour of the old Hoop Pine floor boards and these are the most common timber floors that we are asked to stain.

In this house at Norman Park, Budget Floor Sanding Brisbane, stained the timber floor with a Feast Watson Prooftint colour called Black Japan. This colour stain is an equal mix of black and walnut and as can be seen in the photo gives the wooden floor a dark chocolate brown appearance. As always when staining a timber floor, the customers were provided with stain samples prior to the application of the stain to ensure the colour met the customers expectations. Generally when staining a floor a dark colour the floor is then finished with a satin polyurethane timber floor coating. A gloss finish results in a floor that shows every particle of dust and is very hard to keep looking clean. If your timber floors are looking like they are in need of a re sand and polish, now may be the perfect time to perhaps consider changing the colour of your wooden floor. Budget Floor Sanding Brisbane offers a free onsite quote for all your floor sanding and polishing inquiries. Feel free to contact us with any questions regarding Staining wooden floors.

Low Sheen Wood water based Floor Finish

Invisible Protect Timber Floor Coating

New timber floor coatings are constantly becoming available and one of the latest is a product produced by Loba called Invisible Protect. Budget Floor Sanding recently used this wooden floor finish on a Coorparoo homes hoop pine floor, to create an untreated Scandinavian Nordic timber floor look. The owners of this Queenslander home wanted to finish the floor in such a way that maintained the original look of the raw timber floor. This timber floor finish is designed to leave the coated floor in a natural state with the appearance as close as possible to the original raw timber floorboards. The wooden floor coating retains the natural appearance and feel of untreated wood. The almost invisible layer is extremely scratch resistant and has outstanding chemical and wear resistance.

Polyurethane finished timber floors tend to darken the appearance of the floor when applied, but Loba Invisible Protect does not enhance or intensify the colour of the wood floor. The timber finish is only available in a matt finish. The matt timber floor finish may not suit everyone’s taste but if you desire a hard wearing, natural untreated timber looking finish, this is one to consider. If this sounds like the look you are trying to achieve for your timber floors, contact Budget Floor Sanding Brisbane to find out more.
