This near new Wavell Heights house was recently purchased by new owners. When the Blackbutt timber floors had been originally sanded and polished, they had been finished with a modified, low sheen oil floor coating. However, the new owners desired a harder wearing polyurethane coating and also wanted a gloss finish for their wooden floor. To achieve this Budget Floor Sanding sanded the wooden floor, in the process removing the old coating on both the floor and the stairs. The timber floor and stairs were then re-polished with three coats of a polyurethane gloss coating. This durable timber floor finish presents the floor with a glossy appearance and the new owners will now have a polished floor that will serve them for many years. When homes change hands, this is often the catalyst for renovation and freshening up of the house. The Tasmanian Oak timber floors in this residence had been previously polished but were now in need of a timber floor restoration. The time prior to moving the furniture into a new residence is the obvious opportunity to re-sand and polish the timber floors. In this instance, Budget Floor Sanding was the preferred floor sanding and polishing contractor chose to carry out this timber floor renovation. This wooden floor was over 100 m2 in area and required four days to carry out the floor repolishing work. This involved sanding back to timber, removing the old floor coating, and then repolishing the floor with 3 coats of a polyurethane gloss finish.

The timber stairs in this Ascot house are centrally located within a large double story section of the home. Re sanding and polishing work has been undertaken on the stairs to prepare this Ascot home for sale. Budget Floor Sanding sanded the timber staircase, removing the old polyurethane coating back to the original wooden surface. The sanded timber stairs were then finished with a polyurethane gloss finish to once again present the wooden stairs to their original condition. While sanding the stairs can be a messy and dusty exercise, modern dust extraction and collection greatly restricts this.

Installation of a new parquetry floor was undertaken in a new home under construction in the Brisbane suburb of Red Hill. A portion of the flooring has been laid in block parquetry using Blackbutt timber. The parquetry in this instance was laid in a herringbone pattern. Budget Floor Sanding was recently engaged to floor sand and polish this set of open tread timber stairs. The client was keen to maintain the light pine color of the timber as much as possible. Unfortunately, either end of the stair treads had previously been covered in paint. After the floor sanding process, it was evident that this section of the stair tread was a little lighter in color. In order to help hide this discoloration, the stair treads were finished with an Enviro Pro water-based coating in which a liming solution was mixed. After two coats of this whitewash solution, the color difference in the timber of the stair tread was barely noticeable with the added bonus of the treads complementing the previously painted stair stringers. Sanded and polished wooden floors do not necessarily always have to be completely re-sanded and polished. If the existing coating has maintained its integrity the floor can often be re rejuvenated by the application of an additional coat of timber floor polish.

The previously polished timber floors in this home at Coorparoo, are an example of a typical Queensland Hoop Pine floor that is found in almost all Queenslander style of houses. Although this wooden floor had been polished previously, it was in need of a timber floor renovation. Budget Floor Sanding sanded the old timber floor, stripping back the old wood floor finish. Then the floor was re-finished with three coats of a  semi-gloss polyurethane timber floor coating. There had been some previous timber floorboard replacement in the pine tongue and groove floor and these new timber floorboards were stained to blend them in with the old existing wooden floor.

Budget Floor sanding recently completed the timber floor renovation of an old house at New Farm. This work was completed for one of our regular customers, a Brisbane building firm. This was a particularly old house with the old Hoop Pine flooring nailed with old hand made crown head nails. Some floors are ideal for before and after photos and this timber floor restoration was certainly one of them. The first photo shows the floor at the commencement of the floor sanding work, the tongue, and groove flooring was very uneven, rough, and aged. Pine wooden floors like this require considerable sanding to even them out and to present them in the best possible condition by the end of the floor polishing project.

During Brisbane’s hot summers, timber decks around a pool offer a cool surface underfoot. Unfortunately, pool chemicals and extreme UV exposure can destroy the timber deck finish. In such a high moisture environment it is important to maintain a protective layer over the timber decking to avoid the costly process of replacing rotten or damaged wooden decking. A far more expensive option than re-sanding and coating the timber deck with a protective deck finish.

Tasmanian Oak flooring is a commonly found timber used in contemporary housing. It is actually a combination of three Eucalypt species commonly found in Tasmania. Together they produce a blend of beautiful colors from pale cream to pink and reddish-brown. The natural color variation is a feature of this timber species.
